distance to the school would be over a qua_ncr of a mile. The extension of ]51st Lane
N.W. would be within a few hunt.red feet of the school property.

The City's most recent Parks and Open Space Plan (adopted 1991) shows this specific area
as proposed park land. Given the proximity of the proposed Sunfish Lake Recreation Area
(Landfill park with possible connection to Sunfish Lake) the Fox Knoll site may not be
important for park land, but travel through the property is. The City's pending draft plan
also shows the connection of 153rd Avenue N,W. to the Cily's urban area ,,,ia the Fox
Knoll site. Given the potential for urban densities through the entirely of the area, between
Sunfish Lake Boulevard N.W. and Count)' Road #5, it is believed that a trail corridor will
be needed for transportation to recreation destinations, green space and also as a
recreational amenity itself. This segment wil. l make a big difference in converting student
population (from the northwest and ,,,,,est) from being bussed to walking, in addition rc
completing a comprehensive urban trail system. Because some of the area will be buffered
by wetlands, it is also an avenue for exposure to nature for Ramsey's urban residents.

Commission Action'

Motion to recommend the developer resolve with Git), Staff the location of a 35-foot u-ail corridor
that ',,,,ill be consistent with Git), plans and ma)' accommodate future subdivision of the property
into urban lots.

- and -

Motion to recommend that the developer be required to bring the subdivision before the
Commission prior to final plat approval.

Reviewed by:

Pm-ks/Utilities Supervisor

P&R: 8/11/94

Copies..also "distributed to:

City Adminisu'ator
Mark Kleck. ner
