CITY OF RAMsEY <br /> DEVELOPMENT PERMIT <br />SHARP AND ASSOCIATES, INC.. <br /> <br />On July 26, 199~4, Site Plan approval was granted by the City of Ramsey ("City") to Sharp and <br />Associates, a M~, nesota corporation, whose address is 10907 93rd Avenue North, Maple Grove, <br />Mn 55369, ("l~ermittee") to construct a three-phase multi-tenant office warehouse building <br />totalling 45,640 lquare feet ("Structure") on the property which is legally described as follows: <br /> <br />Lot 1, BlOck l, RAMSEY 67 INrDUSTRIAL PARK, Anoka County, Minnesota <br /> <br />the ("Site"). <br /> <br />This approval is %sued pursuant to Section 9.03.06 of the Ramsey City Code. The conditions of <br />this approval arebas follows: <br /> <br />STRUC,'TURE. All building plans must be prepared and certified by a registered <br />engineer 0r architect. <br /> <br />STATE iBUILDING CODE COMPLIANCE. The structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The Structures shall be sited and constructed on the Site <br />as shown}:on the Site Plan submitted by the Permittee, which Site Plan consists of three (3) <br />sheets dated June 5, 1994, Revision 1994. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following- Site improvements on the Site in accordance with the specifications and location <br />as shown ~on the Site Plan. The Required Improvements are as follows: <br /> <br />Bi. tuminous driveways and maneuvering areaS; <br />COncrete curbing; <br />Siie grading; <br />SOd, seed and landscape plantings; <br />Fire lanes; <br /> <br />The ("Required Improvements)". <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on ~he Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. An3, lighting installed on the Structure or in the parking lot shall be <br />designed So as to deflect light away from County Road #116 and Uranium Street N.W. <br /> <br />BUILDI~4G FACADE. The Permittee agrees to construct all building faces in <br />accordance with Section 9.03.06 of the Rams. ey City Code, as certified by the Zoning <br />Administrator. <br /> .. <br />TAX INCREMENT FINANCING. The City has determined that due to project <br />development costs, this development would not occur but for cooperation and facilitation <br />by the City. The Permittee hereby agrees to an Assessment Agreement, attached hereto as <br />Exhibit A; with a minimum market value of Eight Hundred and Fifty Thousand Dollars and <br />no cents ($850,000.00) for taxes payable from 1997 through 2012 on the first phase of the <br /> <br /> <br />
