DEVELOPMENT AGREEMENT FOR UTILITIES <br /> <br /> CITY OF RAMSEY <br />ANOKA COUNTY, MINNESOTA <br /> <br /> THIS AGREEMENT, made and entered into by and between the CITY OF <br />RAMSEY, a municipal corporation of the State of Minnesota (the "CITY"), and RAYMOND <br />T. RENNER. ap individual, whose address is 6295 144th Avenue N.W., Ramsey, MN 55303 <br />(the 'DEVELOPER"). <br /> WITNES[SETH: <br /> WHERE~S, the DEVELOPER is the fee owner of the following described property <br />situated in the cI~TY OF RAMSEY, County of Anoka, State of Minnesota, and legally described <br />as follows: <br /> <br /> Lots 1, BlOck 1, Gateway North Industrial Park Plat #3, Anoka County, Minnesota (the <br /> "Subject Property"); and <br /> WHERE~tS, a trunk usage charge is required by the CITY for usage of its Trunk Sewer <br />and Water Systerr, which charge is $22,568.91 ($8,267.00/acre x 2.73 acres); and <br /> WHEREg, S, the DEVELOPER intends to cause the construction of the following <br />improvements tolthe Subject Property: Sanitary sewer, watermains and appurtenances (the <br />"Improvements"); !and <br /> WHEREAS, this Subject Property being located in the "special district" is subject to a <br />lateral benefit fee Of $8,524; and <br /> WHEREiAS, the Subject Property is subject to WAC charges of $28,750.00 (23 <br />residential equivalents x $1,250/residential equivalent); and <br /> WHERE~S, the Subject Property is subject to a SAC handling fee of $3,540.00 (23 <br />residential equivalents x $150.00/residential equivalent); and <br /> WHEREAS, the DEVELOPER desires to constuct the improvements. <br /> <br /> NOW, THEREFORE, the CITY and DEVELOPER agree as follows: <br /> <br />1. Incorpor4tion of All City Co~le Requirements. That the recitals above and the <br /> [ <br /> provisions !of the City Charter, Subdivision Code, Zoning Code and Public Improvement <br /> Code of th~ CITY, as amended to date hereof, are incorporated herein by reference. <br /> <br />Improven~ents. The DEVELOPER agrees to construct the Improvements according to <br />the terms a!nd conditions of this contract and in accordance with DEVELOPERS' plans <br /> <br /> <br />
