Each of these estimates are for the total property, upon the completion of <br />each phase. <br /> <br />Estimated Market Value <br /> <br />Estimated Tax <br /> <br />Phase I $ 440,200 $22,058.07 <br />Phase 2 $ 833,100 $43,456.53 <br />Phase 3 $1,384,300 $73,461.18 <br /> <br />Please keep in mind that these are only estimates, and were based on a construction <br />statement and a site plan alone as building plans and specifications are not available at <br />this time. Because of this, I have made several assumptions about the construction and <br />quality of this building. Should any of these assumptions prove to be wrong when the <br />building is actually built, the estimated market value would change. The real estate <br />market is always subject to inflation and/or deflation, which could also impact these <br />estimated market values before the project is completed. <br /> <br />When calculating the tax estimates herein, I used the current statutory ta~ rates, fiscal <br />disparities ratio, area wide tax rate and local tax rate.
