CASE #3 <br /> <br /> PROPOSED SERVICE <br /> AND U.S. <br />By:i James Gromberg, <br /> <br />ROAD AT 153RD AVENUE N.W. <br />HIGHWAY #10 N.W. <br />Economic Development Coordinator <br /> <br />Background: <br /> <br />The City has beer~ approached by the VFW post currently located on Lot 1 of Cowles Addition. <br />They are inquirinl~ as to the possibility of moving from the front building to the building in the rear <br />and selling or ren[ing out their present building to another business. This presents a problem for <br />the City because t~ere will be two principal uses on one lot; the same is currently happening on Lot <br />2. When this subtlivision was approved, it was done to reduce the then existing problem of four <br />principal uses on ~ single property. <br /> <br />When the VFW proposed their move, the City Staff reviewed the idea and concluded that a service <br />road may allow fdr the City to provide conforming access to all of the uses and lots in this area. It <br />would also allow ~or development of some of the properties that may not otherwise be available. <br /> <br />Based upon those; assumptions, City Staff conducted an informational meeting with the property <br />owners to procur~ suggestions were the alignment of the service road and if a road would be <br />advantageous enough to be pursued. <br /> <br />The meeting was ~-ttended by the Weltes and a representative of the VFW. Mr. Christian, owner of <br />the Ramsey Corr~ ercial Park, was unable to attend but called prior to the meeting and will be <br />sending his recorrfmendations for the alignment. The following information has been enclosed for <br /> · <br />your review: <br /> <br /> 1 ) M~p showing original proposed alignment <br /> 2) Le~er sent to affected property owners <br /> 3) M~p showing proposed changes to alignment <br /> <br />At the meeting, th~ Weltes (owners of Instantop) indicated that they have been reviewing plans for <br />future subdivisior} of their property and additional development of the lot with a new venture.
