CASE # 2- <br /> <br />REQUEST FO}{ A VARIANCE TO CONSTRUCT AN ACCESSORY STRUCTURE <br /> THAT V~LL BE NEARER THE FRONT PROPERTY LINE THAN THE <br /> PRINCIPAL STRUCTURE; CASE OF BEN DEEMER <br />: By: Zoning Administrator Sylvia Frolik <br />Background: : <br /> <br />Ben Deemer resides at 14501 Sunfish Lake Blvd. N.W. (C.S.A.H. #57) and he is proposing to <br />construct a 1,500isquare foot accessory sumcture that will be nearer the front property line than the <br />home. <br /> <br />The following items are enclosed for your information: <br /> <br /> a) Site location map <br /> b) Siie plan <br /> c) Pr~ posed £mdings of fact <br /> d) PrOposed variance <br /> <br />Observations: <br /> <br />The original builder of the home has created a 300 foot front yard setback by the placement of the <br />home. In additioh to substantial mounts of mature tree growth and sharply declining property in <br />the vicinity of th~ home, construction of the accessory structure in more appropriate locations is <br />also prohibited bi the location of the well, septic and drainfield system, and an alternate drainfield <br /> <br />The subject progeny has been fragmented by the construction of C.S.A.H. #57 and platting of <br />Sunfish Lake D~ve. The total area of the property, including the portions lying on the north side <br />of Sunfish Lake Drive and west of C.S.A.H. #57 is seven (7) acres. For code enforcement <br />purposes, the am,)unt of allowable accessory structure space is based on the size of th~at part of the <br />property on whica the home is located, or 6 acres. Mr. Deemer is allowed a total of =,664 square <br />feet of garage mid accessory building space. The existing garage is 896 square feet and the <br />proposed garage :,s 1,500 square feet, for a total 2,396 square feet. <br /> <br />It should be note~, that there is substantial tree ~owth between the proposed building and Sunfish <br />Lake Blvd. N.Wj'to provide screening.
