OPTION TO P~RCHASE REAL PROPERTY DESCRIBED AS THE MCKINLEY STREET PORTION OF OUTLOT A RAMSEY 67 INDUSTRIAL PARK FIRST ADDITION In consideratiort of Five Hundred Dollars ($500.00) paid to ANOKA 67 INDUSTRIAL PARTNERSHIP ~t 15708 Judicial Road, Burnsville, MN 55337 ("Seller"), receipt of which is hereby acknowl~dged, Seller hereby gives and grants to THE CITY OF RAMSEY, a municipal corporation, under the laws of the State of Minnesota, 15153 Nowthen Boulevard NW, Ramsey, Minnesota 5530'~ ("Purchaser"), and its assigns, the exclusive option to purchase the real property of Seller situate~ in the City of Ramsey, County of Anoka, State of Minnesota, and legally described as An~easement for street and utility purposes over, under and across the following described property: Outlot A,~ RAMSEY 67 INDUSTRIAL PARK FIRST ADDITION, Anoka County, Minnesota. The centetline of a 80.00 foot perpetual easement for street and utility purposes is described as follow~: B{ginning at the intersection of the east line of said Outlot A with a line 390.00 feet northeasterly, as measured at a right angle to and parallel with the northerly fight of w~y of the Burlington Northern Railroad; thence on an assumed bearing of North 65~ degrees 46 minutes 50 seconds West, parallel to said northerly right of way, a di{tance of 597.91 feet, thence northwesterly.along a tangential curve, concave to th{ northeast, having a radius of 1219.73 feet, a central angle of 18 degrees 37 mNutes 26 seconds, a distance of 396.47 feet; thence North 47 degrees 09 minutes 2~ seconds West, tangent to last said curve, a distance of 100.00 feet; thence wgsterly along a tangential curve, concave to the southwest, having a radius of 510.35 feet, a central angle of 42 degrees 47 minutes 56 seconds a distance of 382 .22 feet; thence North 89 degrees 57 minutes 20 seconds West, tangent to last said curve, a distance of 350.00 feet to the east fight of way of Sunfish Lake Bou. levard, and said centerline there terminating. Together with a 200.00 foot temporary easement for utility construction purposes. Said easement !ies 60.00 feet northerly and 140.00 feet southerly of the centerline of the last described 80.00 foot perpetual easement.; together ~ith the buildings and all other improvements thereon, all easements, fights of way, and appurteBances thereto, and all of Seller's fight, title, and interest in all public ways adjoining the property.
