Within T~F District No. 1, the City will fund park improvements in the River's Bend development, an4 site improvements associated with the Rum River Terrace Apartments. The City Ifurther plans to fund extension of water and sewer for residential development within TIF Distribt No. 5, with costs paid by special assessments and tax increment. In addition, the City plans td fund site improvements (ParaBody, Inc.) and streets and utility construction, w~thm TIF D~str~t No. 2. The City ~tlso plans to provide funding for the improvements of the extension of City water and sewer and street improvements for residential and commercial development to the property to be developed as./Sunfish Square Addition. The City may also provide funding for future improvements to [he utility systems located in this district These improvements are intended to be funded by both sI!ecial assessments and Tax Increment Funds. D. Environfiaental Controls. It is anticipated that no development within the Development District will present major environmental co~cems. Ail City actions, public improvements and private development will be carried out in a m4nner which will comply with applicable environmental standards. E. Open Sp~ce to be Created. Any open ~pace within the Development District will be created in accordance with the development consols of the City. F. Public F~Icilities to be Constructed. Public faciiities co, nstructed within the Development District will be financially feasible and compatible with t~e City s long range development plans. Public improvements constructed or proposed within Development District No. 1 include ponding for storm water management, soil correction, landscttping, fencing, security lighting, site grading streets, a well, a water storage facility, extension!of water and sanitary sewer to an area designated for industrial use and to an area designated fol residential use, street, sewer and water improvements along Front Street and within TIF Distric: No. 2, and park improvements. The extension of public facilities and site improvements will include the area to be comprised of the Sunfish Square Addition and the area identified as the A~ oka Electric Cooperative site.
