Draft 12/8/94 Exhibit C CITY OF RAMSEY DEVELOPMENT PERMIT ANOKA ELECTRIC COOPERATIVE (AEC) On~ 1994, Site Plan approval was granted by the City of Ramsey ("City") to AEC, '"Permittee") to construct a square foot headquarters facility consisting of [ .. square feet of office space ("Structure") and square feet of service center on i. he property which is legally described as follows: the ("Site"). This approval is issued pursuant to {}9.03.06 of the City Code. The conditions of this approval are as follows: 1. STRUCTURE. All building plans must be prepared and certified by a registered engineer ot' architect. STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in accordancd with the requirements of the State Building Code. SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site as shown Oj~ the Site Plan submitted by the Permittee, which is attached to this document as Exhibit B., REQUIR[ED IMPROVEMENTS. The Permittee shall construct and install the following lite improvements on the Site in accordance with the specifications and location as shown ~n the Site Plan. The Required Improvements are as follows: Bite, minous driveways and maneuvering areas Coficrete curbing Sit~ grading Sod and seed Establishment of new trees and relocation of existing trees Fir~ lanes The ("Reqtfired Improvements)". FIRE LA~ES. Fire lanes shall be maintained on the Site. The exact location of these items on th~ Site shall be as directed by the City's Fire Chief. LIGHTIN~G. Any lighting installed on the structure or in the parking lot shall be designed so~_as to deflect light away from Ramsey Boulevard N.W. BUILDIN~ FACADE. The Permittee agrees to construct all building faces of the same material as listed on the Site Plan as certified by the Zoning Administrator. FINANCIAL.
