The sketch plan consists of 1 sheet prepared by Swenson Land Surveying, <br />Inc., dated recei},ed by the City on October 10, 2003, revised October 23, 2003. <br />We offer the roi}owing comments: <br /> <br />1. General: The proposed plat consists of LOt 1, Block 6, Peltzer Addition¢ and Outlot A, <br /> Regency Po~d, an area approximately 1.59 acres in size. Lot 1, Block 6, Peltzer Addition, is <br /> generally kn~ wn as 14910 Garnet Street N.W., with access on Garnet Street. However, in <br /> combinationI with Outlot A of Regency Pond, the property will also be adjacent to and have <br /> direct acces~ to 149th Lane N.W. The approved sketch plan proposed to subdivide the rural. <br /> lot into 4 urban lots that will access 149~h Lane. The proposed fina} plat is decreasing 'the <br /> total numbet'i of lots to 3. Loss of one lot was required in order for the existing home on what <br /> shown as hot 4 to meet the side yard setback from the new common property line with Lot <br /> ~. The reference' to Regency Ponds in the legal description on the final plm should be <br /> changed to l~egency Pond. <br /> <br />2. Zoning: T~e property is located within the Metropolitan Urban Service Area (MUSA) <br /> boundary an~ is currently zoned R-1 Residential. <br /> <br />3. Density.: Tile Comprehensive Plan designates this area for low densi~ single family <br /> residential d~velopment and low density has been established at of 3 units per acre net.
