WHEREAS, on July 11, 2002, and August 15, 2002, the Park and Recreation <br />Commission reviewed the Proposed Plat and recommended a cash payment to satisfy park <br />dedication obligations and said funds would potentially be directed towards improvements to <br />Riverdale Park and surrounding park areas. Further, a recommendation was made to direct the <br />Developer to construct an 8' wide bituminous trail along Riverdale Drive to Garnet Street, which <br />is not credit eligible against trail fees due on the Proposed Plat; then continuing along the west <br />edge of Riverdale Park to the easterly terminus on Riverdale Drive, with agreement that this <br />segment of trail will be credit eligible against trail fees due on the Proposed Plat; and <br /> <br /> WHEREAS, on August 5, 2002,1 the Developer submitted a preliminary plat for the <br />Proposed Plat to the City; and <br /> <br /> WHEREAS, on September 5, 2002, the Planning Commission conducted a public <br />hearing and tabled action on the request for preliminary plat approval and requested additional <br />information from the Developer; and <br /> <br /> WHEREAS, on October 10, 2002, the Planning Commission reconvened the preliminary <br />plat public hearing and recommended City Council approve the preliminary plat of Rivenwick 3~a <br />Addition contingent upon compliance with the City Staff Review Letter dated September 27, <br />2002, revised November 8, 2002; and <br /> <br /> WHEREAS, on October 10, 2002, the Planning Commission also conducted a public <br />hearing to rezone a portion of the Proposed Plat from B-1 Business to R-2 Medium Density <br />Residential and recommended City Council approval of the proposed rezoning; and <br /> <br /> WHEREAS, on November 12, 2002, the City Council reviewed the preliminary plat and <br />tabled action on the proposed subdivision and requested further information from Staff; and <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> <br />1) <br /> <br />That the Ramsey City Council hereby grants preliminary plat approval to Rivenwick 3rd <br />Addition contingent upon compliance with City Staff review letters dated September 27, <br />2002, revised November 8, 2002, revised January 10, 2003. <br /> <br />2) <br /> <br />That said preliminary plat approval is contingent upon approval of the request to rezone <br />that portion of the Proposed Plat zoned as B-1 Business to R-2 Medium Density <br />Residential. <br /> <br />RESOLUTION #03-01-010 <br /> Page 2 of 3 <br /> <br /> <br />
