northeast having a radius of 360.00 feet and a central angle of 50 degrees 46 minutes 11 <br />seconds; thence north 12 degrees 17 minutes 35 seconds west, tangent to last described <br />curve, 100.00 feet; thence northwesterly 178.45 feet along a tangential curve concave to <br />the southwest having a radius of 440.00 feet and a central angle of 23 degrees 14 <br />minutes 13 seconds to a point on the west line of said Outlot B distant 330.13 feet <br />southerly of the northwest corner of said Outlot B and said line there terminating. <br /> <br />5. That the area of the property to be rezoned is approximately 1.82 in size. <br /> <br />6. That the Subject Property is currently zoned B-1 Business and is located within the <br /> boundaries of the current Metropolitan Urban Service Area (MUSA). <br /> <br />7. That the Comprehensive Plan designates the property for medium density residential <br /> development. <br /> <br />8. That the proposed zoning amendment will not substantially adversely impair the use or <br /> market value of any surrounding property. <br /> <br />9.
