The Architectural Review Committee ("ARC") may, in its <br />�� <br />discretion, impose standards for <br />design, appearance, construction, or development which may <br />be greater or moremorestringent than standards prescribed in applicable building, zoning, or other <br />governmental laws, codes, or <br />regulations; provided that such standards shall be consistent with <br />the architectural <br />character of the Development Area, It is the intent of Master Declarant to <br />createcreafe a generalplan <br />uniform scheme of development of the Property and to create within <br />and <br />thecommunityof highquality and harmonious Improvements. Accordingly, an <br />- Propertya <br />Architectural <br />Review Committee (the "ARC") shall be established as a permanent committee <br />f the Master Association, to oversee, review and regulate all architectural and design matters <br />involving the Property. The ARC shall have the following general powers: <br />The ARC shall have the exclusive right to approve or disapprove the <br />sfi''e, exterior design, color, materials, landscaping and location with respect to all <br />p <br />proposed <br />Improvements, as well as the general plan for development of all <br />Neighborhoods. <br />The ARC shall have the exclusive right to approve or disapprove a- <br />1 <br />pro <br />.�. of any <br />proposed additions, changes and any other type of remodeling to the exterior <br />existing Dwelling,Nonresidential Building or other Improvement; except for any <br />changes made by Master Declarant. <br />9.1.3The ARC may, in its sole discretion, impose standards for design, <br />appearance, construction or development which may be greater or more stringent <br />prescribed than <br />in applicable building, zoning or other governmental laws, codes <br />standards or regulations;provided rovided that such standards shall be. consistent with the architectural <br />character and use <br />of the Propertyplanned and developed by Master Declarant.
