to the present street systems, the traffic through our neighborhood would increase even <br />more. <br /> <br />The increased usage of the residential streets raises the concern of how much traffic the <br />residential streets are capable of handling without accelerated deterioration. Put another <br />way, will the increased traffic mean sealcoating or repairing cracks and potholes more often? <br />The corners of 171 st and Zeolite area already getting worn away due to traffic cutting the <br />corners too close, and going too fast around the corners. This problem will only be <br />compounded with more traffic on the streets. <br /> <br />The point we are trying to make is this, we are not happy with the proposed development <br />given the present street systems, if there are no additional streets built or if Bison Street is <br />not improved from it's present gravel surface, 171st Avenue to Zeolite to 169th will <br />become a through street not only for the present homeowners but future homeowners along <br />Bison as well. We think that residential streets should be just that, residential streets, not a <br />hub between a neighborhood and a major roadway with our neighborhood being caught in <br />increased traffic to a major roadway without compromising our neighborhood in the <br />process. <br /> <br />Some ideas we have for achieving this goal are: <br /> <br />1. Improve the surface of Bison Street and close 171 st Avenue N.W. <br /> <br />Put in another East-West street linking the new neighborhood to a major south <br />roadway. <br /> <br />At the very least, there should be a stop sign up on 171st and Zeolite if nothing else <br />is done. Present traffic along Zeolite moves at a pretty good clip as it is and with <br />more traffic coming onto Zeolite from 171st, with no traffic controls,, it is an <br />accident waiting to happen. <br /> <br />In conclusion, we have no problems with more homes being built. We realize that this area <br />is growing rapidly, it is a sign of the times. We do not think it is reasonable, however, to <br />ask us to lower our quality of life in our neighborhood by putting up with large increases in <br />traffic when there are alternatives to this potential problem. <br /> <br />We hope you will take into consideration what we have stated. We feel these are valid <br />concerns that deserve some thought. Thank you." <br /> <br />Larry Sanders - 17135 Bison - Stated that the lights from traffic coming down Bison will <br />shine into his home. Noted that Bison currently is aligned on private land and not in the <br />correct public right-of-way. <br /> <br />Pat Dusbabek - Inquired as to the type and cost range of homes that would be constructed <br />in Delwood. <br /> <br />Chairman Zimmerman replied that the homes would have to meet City Code standards; the <br />market is good for better quality homes. <br /> <br />Lee Hennen - Stated that he will be selling some of the lots to builders and building some <br />of the homes himself.
