156 Lane <br />Description <br />As shown on Exhibit 13, a low area exists south of 156 Lane and west of Yakima Street, <br />referred to Depression 1 on Exhibit 13. Depression 1 drains south and east through an <br />existing storm sewer system to another low area west of Juniper Ridge Drive, referred to <br />as Depression 2 on Exhibit 13. From Depression 2 the stormwater drains north through <br />an existing storm sewer system to the Rum River. The outlet elevations for both <br />Depression 1 and Depression 2 are 859.8. <br />During storm events, water ponds in the backyard of 5220 156 Lane. The area where <br />water ponds was platted with a 75 -foot drainage and utility easement, however, this <br />easement has been vacated. The existing 100 -year high water level (HWL) for <br />Depression 1 is 864.7. <br />Alternatives <br />The following alternatives address the stormwater in the area. <br />Alternative 1 <br />Alternative 1 includes filling the backyard of 5220 156 Lane. Excavation would be <br />required in Woodland Green Park to the south to compensate for the storage being lost by <br />filling the backyard. The proposed grading is shown on Exhibit 14. In this alternative <br />the proposed 100 -year HWL would remain 864.7, but it would not encroach into the <br />backyard to the extent it does under existing conditions. <br />The estimated cost for this alternative is $21,175. Table 22 includes the individual costs <br />for this alternative. <br />Alternative 2 <br />Alternative 2 also includes filling the backyard of 5220 156 Lane and excavating <br />Woodland Green Park to the south to compensate for the storage being lost by filling the <br />backyard. As opposed to Alternative 1, this alternative proposes to over- excavate the <br />area in Woodland Green Park, which will lower the 100 -year HWL by adding storage. <br />The proposed grading is shown on Exhibit 15. In this alternative the proposed 100 -year <br />HWL would drop to 864.1. <br />The estimated cost for this alternative is $76,274. Table 23 includes the individual costs <br />for this alternative. <br />Alternative 3 <br />Alternative 3 includes constructing an additional 12" outlet pipe from Depression 2. As <br />shown on Exhibit 16, the new outlet pipe would run east along 156 Lane and then north <br />along Juniper Ridge Drive to an existing catch basin that drains to the Rum River. The <br />
