48 2. Design Elements: The building design must include architectural interest through <br />49 the use of a minimum of three (3) of the following elements: <br />50 <br />51 a. Accent materials; <br />52 <br />53 b. A visually pleasing front entry that, in addition to doors, shall be accented <br />54 a minimum of one hundred fifty (150) square feet around the door entrance for <br />55 single occupancy buildings and a minimum of three hundred (300) square feet <br />56 total for the front of multi - tenant buildings (this area shall be counted as one <br />57 element); <br />58 <br />59 c. Twenty five percent (25 %) window coverage on each front that faces a <br />60 street; <br />61 <br />62 d. Contrasting, yet complementary material colors; <br />63 <br />64 e. A combination of horizontal and vertical design features; <br />65 <br />66 f. Irregular building shapes; or <br />67 <br />68 g. Other architectural features in the overall architectural concept. <br />69 <br />70 <br />71 3. Other Design Requirements: <br />72 a. All principal buildings shall have an entry on a street; <br />73 <br />74 b. Buildings shall provide a base and top to their architecture; <br />75 <br />76 c. B -1 Neighborhood Business District Design Standards: In addition to the <br />92 minimum design standards applicable to all commercial districts, Neighborhood Business <br />93 districts shall also be subject to the following standards to reflect the character of the <br />d.
