10. That the Applicant has stated that no exterior modifications /improvements are proposed, <br />other than upgrading the recreational ball fields and painting of the building. <br />11. That the Applicant has stated that there may be use of the outdoor recreational fields after <br />school and on weekends. <br />12. That the Applicant has stated that the interior of the building will be remodeled to provide <br />office and classroom space. <br />13. That the Applicant will be responsible for obtaining all required permits for the improvements <br />and all improvements are subject to compliance with applicable building, fire and zoning <br />codes. <br />14. That the Applicant is not proposing any new accesses to the Subject Property. <br />15. That the Applicant acknowledges that the City is planning for the future extension of <br />Riverdale Drive on the northern boundary of the Subject Property and associated Highway 10 <br />median modifications. <br />16. That the Applicant is aware that the potential extension of Riverdale Dr would also include <br />extending water to the Subject Property. <br />17. That the Planning Commission urges the City Council to grant a five (5) year extension of this <br />Permit prior to its expiration. <br />18. That the proposed use will not adversely impact traffic in the area. <br />19. That the proposed use will not be dangerous or detrimental to persons residing or working in <br />the vicinity of the use or to the public welfare. <br />20. That the proposed use will not substantially or adversely impair the use, enjoyment or market <br />value of surrounding properties. <br />21. That the proposed use will be operated and maintained so as to be harmonious and <br />appropriate in appearance with the existing or intended character of the general vicinity and <br />such use will not change the essential character of the area. <br />22. That the proposed use will not create additional requirements at public cost for public facilities <br />and services. <br />23. That the proposed use will not be detrimental to the economic welfare of the community. <br />24. That the proposed use will not be disturbing or hazardous to existing or future neighboring <br />uses. <br />25.
