Case #3: Request for Final Plat Approval of Hauser Addition; case of
Hauser Properties.

Mr. Jon Albinson was present representing the property owner. This proposed minor
subdivision has an area of 4.3 acres and will consist of three rural business lots. There will
be a park dedication requirement of 5% of the property value for all new lots created.
However, there was no previous park dedication paid. Based on the 1990 valuation, the
property was worth $32,300.00. Five percent of the value would be $1,615.00.

Motion by Councilmember Pearson and seconded by Councilmember DeLuca to adopt
Resolution #90-03-082 to approve the final plat of Hauser Addition.

Motion carried. Voting Yes: Mayor Reimann, Councilmembers Pearson, DeLuca, Cich
and Peterson. Voting No: None.

Case #4: Request for Site Plan Approval of Hauser Properties Building;
case of Hauser Properties.

Mr. Jon Albinson was present to represent the property owner. Mr. Banwart stated that the
proposed site plan consisted of a 4,000 square foot building, with intended use as a liquor
store. It would be located on Lot 2, Block 1 of the proposed Hauser Addition.

The issues of street access, traffic concerns and lot configuration were discussed at length.
Mayor Reimann felt that there were still some questions to be answered.

Motion by Councilmember Peterson and seconded by Councilmember DeLuca to table this
case until certain issues are resolved including street access and traffic concerns.

Motion carried. Voting Yes: Mayor Reimann, Councilmembers Peterson, DeLuca, Cich
and Pearson. Voting No: None.

Case #5: Request for Off-Sale Intoxicating Liquor License; case of
ADH, Inc.

ADH, Inc. has made application for an off-sale intoxicating liquor license. The liquor store
would be located on Lot 2, Block 1, Hauser Addition. At this time there is no building on
this lot and site plan approval was tabled. It was the feeling of City Council that this case
should also be tabled until the site plan has been approved.

Motion by Councilmember DeLuca and seconded by Councilmember Pearson to table this
case until the request for site plan approval goes back to Council.

Motion carried. Voting Yes: Mayor Reimann, Councilmembers DeLuca, Pearson, Cich
and Peterson. Voting No: None.

City Administrator David Hartley asked the citizens present if they would like to be notified
of the meeting date when this case returns to City Council. Mr. Hartley then recorded their
names and addresses for future reference.

The Council recessed at 8:55 p.m.

City Council/March 27, 1990
