Sketch Plan Review: Rivenwick Village <br />October 31, 2003 <br />Page 4 of 5 <br /> <br />· A table needs to be provided specifying the house type, garage elevation, <br /> minimum floor elevation, and street grade. <br /> <br />Noise Mitigation: When the City reviewed Rivenwick 3rd Addition, the townhouse <br />development located immediately south of the subject property, MnDot stated that the City <br />should look at how the noise generated from U.S. Highway #10 may affect the development. <br />Staff anticipates that since this development is located immediately adjacent to U.S. Highway <br />#10, MnDot will make a similar comment. Staff will solicit the services of SKF to evaluate <br />the potential traffic noise impacts on the proposed development. <br /> <br />Easements/Utilities: This subdivision will be served by sanitary sewer and city water, which <br />will be extended from Pdverdale Drive. The entire plat will be served by gravity sanitary <br />sewer, however it should be noted there must be a minimum of seven and one half feet of <br />cover over the top of the sewer. Easements must be dedicated over all public sewer, water, <br />and storm sewer pipes. <br /> <br />10. Density Transitioning. The subject property is located adjacent to an existing townhouse <br /> development, Rivenwick 3rd Addition, which is zoned R-2. City Code does not require <br /> density transitioning when a property is zoned R-2 and abuts a property that will be <br /> developed at a R-3 density (7-15 units per acre). It should be noted that the subject property is <br /> boarded to the south and east by Riverdale Drive, a MSA street with an 80 foot right of way, <br /> and U.S. Highway #10 to the north. <br /> <br />11. Tree Preservation. At the time of preliminary plat review, a tree preservation plan should <br /> be submitted that identifies tree types and size, identify tree removal limits, and the location <br /> of the tree save fences. The subject property does not contain large areas of tree cover. <br /> <br />12. Sidewalks. In accordance with City Code, sidewalks are required on at least one side of all <br /> non cul-de-sac public streets. <br /> <br />13. Trail Development: The sketch plan will be forwarded to the Park Commission for a <br /> recommendation on trails. <br /> <br />14. Park Dedication: The sketch plan will be forwarded to' the Park Commission for a <br /> recommendation on park dedication. The City has the option for cash, land, or a combination <br /> of the two. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, November 6, 2003 at the <br />Ramsey Fire Station No. 2, 15050 Armstrong Blvd. NW, to review your sketch plan.
