Sketch Plan Review: Rivenwick Village <br />October 31, 2003 <br />Page 2 of 5 <br /> <br />minimum the development should provide a street and pedestrian connection from the <br />housing to the commercial development. <br /> <br />It is Staff's understanding that the development will consist of three ~styles of Carriage <br />Townhomes. It should be noted that a detailed review of the townhouse units will be <br />completed during site plan review. Staff is recommending that further consideration be given <br />to providing at least one additional style of townhouse unit within the residential <br />development. <br /> <br />It is staffs understanding that sidewalks will be provided along the front, yard of each <br />structure. The development also contains alleyways that are proposing to be 20 feet wide. The <br />alleyways are designed to service the homeowner's vehicle and garage entrance. Visitor <br />entrance and parking will be along the 28-foot private street located adjacent to the front <br />entrance of each building. <br /> <br />Since the development is located within a Mixed - Use Planned Unit Development district, <br />the Planning Commission and City Council have the opportunity to review deviation requests <br />to the strict zoning standards. As previously mentioned the development is being reviewed <br />under the R-3 District standards.
