Completion of the foreclosure by Minnwest Bank Central of the Minnwest Mortgage as <br />follows: <br />(a) <br />Foreclosure shall be pursuant to (i) that Voluntary Foreclosure Agreement <br />executed by Ramsey Town Center LLC, a Minnesota limited liability company, <br />as Mortgagor, dated April 3, 2007, and filed April 3, 2007, as Document No. <br />491147.001 (Torrens) and filed April 3, 2007, as Document No. 1992115.001 <br />(Abstract) and (ii) that Notice of Pendency of Proceeding and Power of Attorney <br />to Foreclose Mortgage dated April 13, 2007, filed April 13, 2007 as Document <br />No. 491263.001 (Torrens) and filed April 13, 2007, as Document No. <br />1992364.001 (Abstract). <br />(b) Following the foreclosure sale, the recording of a sheriff's certificate of sale in <br />connection therewith. <br />(c) Expiration of all rights of redemption provided by law. <br />For purposes of this section 3, the term "Minnwest Mortgage" refers to the following: <br />Combination Revolving Credit Mortgage, Security Agreement, Assignment of Rents and <br />Fixture Financing Statement with Future Advance Clause dated September 18, 2003, <br />filed September 24, 2003, as Document No. 446331 (Torrens) and filed September 24, <br />2003, as Document No. 1854362 (Abstract), executed by Ramsey Town Center LLC, a <br />Minnesota limited liability company, as mortgagor, to Community National Bank, a <br />United States banking corporation, as mortgagee, in the original principal amount of <br />$35,000,000.00. <br />
