Sketch Plan Review: tLivenwick Village
October 31, 2003

· A table needs to be provided specifying the house type, garage elevation,
minimum floor elevation, and street ~ade.

Noise Mitigation: When the City, reviewed Rivenwick 3rd Addition, the townhouse
development located immediately south of the subject property,, ~fn_Dot stated that the City
should look at how the noise generated from U.S. Highway #10 may affect the devetopmer~t.
Staff anticipates that since this development is located immediately adjacent to U.S. Highway
#10, MnDot will make a similar comment. Staff will solicit the services of SKF to evaluate
the potential traffic noise impacts on the proposed development.

Easements/1o'tilities: This subdivision will be served by sanitary sewer and city water, which
will be extended ~'rom Riverdale Drive. The entire plat will be served by ~avity sanitary
sewer, however it should be noted there must be a minimum of seven and one half feet of
cover over the top of the sewer. Easements must be dedicated over ail public sewer, water,
and storm sewer pipes.

10.

Density, Transitioning. The subject property, is located adjacent to an existing townhouse
development, Rivenwick 3~d Addition, which is zoned R-2. City Code does not require
density transitioning when a propert~ is zoned R-2 and abuts a property that will be
developed at a IL-3 density, (7-15 units per acre). It should be noted that the subject property is
boarded to the south and east by Riverdale Drive, a MSA street with an 80 foot right of way,
and U.S. Highway #10 to the north.

ll.

Tree Preservation. At the time of preliminary, plat review, a tree preservation plan should
be submitted that idemifies tree types and size, identify, tree removal limits, and the location
of the tree save fences. The subject property, does not contain large areas of tree cover.

12. Sidewalks. In accordance with City Code, sidewalks are required on at least one side of all
non cul-de-sac public streets.

13. Trail Development: The sketch plan will be forwarded to the Park Commission for a
recommendation on trails.

14.

Park Dedication: The sketch plan will be forwarded to the Park Commission for a
recommendation on park dedication. The City has the option for cash, land,, or a combination
of the two.

The Planning Commission will be meeting at 7:00 p.m. on Thursday, November 6, 2003 at the
Ramsey Fire Station No. 2, 15050 'Armstrong Blvd. NW, to review your sketch plan. A copy of
the case cover sheet is enclosed. [f you have any questions or need additional information, please
don't hesitate to call us.

102
