CASE # <br /> <br /> PUBLIC HEARING <br />REQUEST FOR A CONDITIONAL USE PERMIT FOR <br />AN OVERSIZED ACCESSORY BUILDING; <br /> CASE OF STEYEN SCHWA. AB <br /> By: Amy Geisler, Associate Planner- <br /> <br />Background: <br /> <br />The City has received an application from Steven Schwaab for a conditional use permit to exceed <br />the accessory building size restrictions established in City Code on the property located at 8732 <br />168th Ave. NW. <br /> <br />The following items are enclosed for your information: <br /> <br />a), Site location map <br />b) Site layout <br />c) Proposed building graphic <br />d) Proposed findings of fact <br />e) Proposed conditional use permit <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to property owners within 350 feet of the <br />subject property, Staff sent out notices to all property owners within 350 feet. <br /> <br />Observations: <br /> <br />The subject property is approximately 0.8 acres (35,811 square feet) in size and is located outside <br />the Metropolitan Urban Service Area (lVFLISA). According to City Code, the property is eligible <br />for 1,488 square feet of accessory building space. <br /> <br />The proposed building will be 1,120 square feet (28' x 40') in size. Combined with the existing <br />attached garage (529 sq. ft.), the applicant would have 1,649 sq. ft. in accessory building space. <br />This results in an overage of 161 square feet. The applicant would like to exceed the size <br />restriction in order to construct a detached accessory building that would accommodate the <br />storage of private use vehicles and equipment. <br /> <br />The proposed accessory building will be located in the rear yard, and will meet and/or exceed all <br />setbacks established in the R-1 Rural Developing District. <br /> <br /> <br />
