CASE # <br /> <br /> REQUEST FOR AN INTERIM USE PERMIT TO <br />ALLOW FOR OUTDOOR STORAGE IN THE E-2 EMPLOYMENT DISTRICT; <br />CASE OF BRUCE VOLK <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Bruce Volk orB & A Cylinder has submitted an application for an Interim Use Permit to allow for <br />outdoor storage of Recreational Vehicles (RV) as a secondary principal use on the property located at <br />14165 Ramsey Blvd. <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Site plan <br />Proposed Resolution for Findings of Fact <br />Proposed Resolution to. approve Interim Use Permit <br /> <br />Notification: <br /> <br />State law requires notification to properties within 350 feet of the boundaries of the subject property <br />and property owners within that radius were notified. <br /> <br />Observations: <br /> <br />Mr. Volk's property is approximately 4.5 acres in size and is zoned E-2 Employment. h/Ir. Volk is <br />operating a manufacturing facility as the principal use on the subject property. The applicant is also <br />storing RV's on the property, which is considered a secondary principal use operating on the <br />property. City Code states that there shall be one principal use operated on a property. <br /> <br />On March 24, 2003, the City sent Mr. Volk a letter notifying him that stodng RV's on his property <br />was in violation of City Code and he needed to remove the items from his property or discuss other <br />options with City. Mr. Volk would like to continue to store RV's for RV World and therefore <br />submitted an application requesting an interim use Permit to store recreational vehicles on his <br />property from December 1 to August 1 of every year. <br /> <br />Recommendation: <br /> <br />Staff is recommending the Interim Use Permit be limited to two years. It is staff's opinion that since <br />the property is located immediately adjacent to the Town Center site allowing the property to be <br />utilized for both manufacturing and outside storage would appear to be an acceptable use during the <br />beginning stages of Town Center construction. <br /> <br />Staff is also recommending that the Applicant install a Class V surface where the RV's will be stored <br />and maintained in an orderly manner. <br /> <br />'4 <br /> <br />3O <br /> <br /> <br />
