3. Minimum Size of Plantings. Required trees shall be of the <br /> following minimum planting size: <br /> <br />Deciduous Trees 2.5 inches diameter as measured three feet above ground <br />Coniferous Trees 6 feet in height <br />Deciduous Shrubs 2 feet in height <br />Evergreen Shrubs 2 feet in height or 2 feet in width, whichever applies <br />Ornamental Trees 1.5 inch diameter as measured three feet above ground <br /> <br />o <br /> <br />o <br /> <br />Planting Types. Acceptable plantings shall be determined <br />by the City planting schedule. The compliment of trees <br />fulfilling the landscaping requirements shall not be less <br />than 25% deciduous and not less than 25% cohiferousl <br /> <br />Grading. Final slope grades shall not exceed 3.5:1 unless <br />ten'acing of retaining walls are 'approved. Berming for <br />parking lots and open space areas shall not exceed a slope <br />of 3:l. <br /> <br />Required Ground Cover. In the R-3 Residential District, all <br />areas not otherwise improved in accordance with approved <br />site plans shall be sodded. Noxious weeds do not <br />constitute allowed ground cover in any district. <br /> <br />Irrigation. All landscaped areas shall include underground <br />irrigation systems. Exceptions to this requirement include <br />landscaped areas that are left in a natural state. <br /> <br />Open Space. Each townhouse development shall have at a <br />minimum, 40% open space for the enjoyment of its <br />residents that may be held as private lots or in common <br />areas. Qualifying areas include grassed lawns, landscape <br />areas, gardens, natural areas, landscape rock, mulch, <br />wetlands, and ponding areas. Of the 40% open space, 10% <br />is to be dedicated as an identifiable common area for use by <br />residents of the development. This common area could <br />contain recreation areas, swimmin~ pools, clubhouses, and <br />other types of gathering facilities. <br /> <br />Screening. <br /> 1. <br /> <br />Bufferyards. The table below establishes the <br />minimum bufferyard and additional plantings <br />required when a higher density zoning district is <br />adjacent to a lower density zoning district.
