Architectural Standards. The pm-pose of this section is to encourage <br />the development of high-quality, diverse multiple-family dwellings in <br />the City of Ramsev while permitting flexibility in the development <br />process. <br /> <br />i.. General standards. The requirements in this section apply to all <br /> multiple-family dwellings, as defined under Permitted Uses in this <br /> Section. <br /> <br /> 1. The type of building materials used on exterior wails on all <br /> structures in the R-3 Residential District shall be face brick, <br /> <br />natural stone, stucco, aluminum., steel, or vinyl siding, <br />wood. masonite products, or other compatible residential <br />materials that may be approved by the City. The.exterior <br />building finish of muttiple-family buildings shall consist of <br />a mininmm of 50% face brick, natural stone, or stucco. <br /> <br />Exterior Insulation and Finish Systems (EIFS) material is <br />prohibited. <br />Multiple-family buildings facing main thoroughfares shall <br />have rear-loaded garages. <br /> <br />There should not be more than a one-story difference <br /> <br />between a multiple-family building and adiacent structures. <br />either on an adiacent lot or across the street. The intent of <br /> <br />this requirement is to avoid large changes in building <br />height in close proximity. <br /> <br />ii. Architectural Diversity. The intent of this section is to identify ways <br />to accomplish architectural diversity between units in townhome <br />developments. <br /> <br />Townhome developments shall incorporate at least one substantial <br />change between adjacent units to prevent architectural monotony. <br /> <br />Maior Changes. One (1) major change in the following~ plus one <br />color change~ shall constitute a substantial change: <br />a. Roof style: hip, gable, 25% or greater change in slope <br />b. Type of brick or stone treatment <br />c. Exterior finish- full brick vs. half-and-half, fbr exmnple <br /> <br />d. Overall facade style <br />e. Brick arches <br />f. Bay window projections <br />g. Balconies <br />h. Others? <br /> <br />2. Minor changes. Three (3) minor changes in the following shall <br /> constitute a substantial change: <br /> <br />18 <br /> <br /> <br />
