748 setback in this subdivision if this water -oriented accessory structure <br />749 complies with the following provisions: <br />750 i. The structure or facility must not exceed ten feet in height, <br />751 exclusive of safety rails, and cannot occupy an area greater <br />752 than 250 square feet. Detached decks must not exceed eight <br />753 feet above grade at any point; <br />754 ii. The setback of the structure or facility from the ordinary high <br />755 water level must be at least ten feet; <br />756 iii. The structure or facility must be treated to reduce visibility as <br />757 viewed from public waters and adjacent shorelands by <br />758 vegetation, topography, increased setbacks or color, <br />759 assuming summer, leaf -on conditions; <br />760 iv. The roof may be used as a deck with safety rails, but must <br />761 not be enclosed or used as a storage area; <br />762 v. The structure or facility must not be designed or used for <br />763 human habitation and must not contain water supply or <br />764 sewage treatment facilities; and <br />765 vi. As an alternative for general development and recreational <br />766 development waterbodies, water -oriented accessory <br />767 structures used solely for watercraft storage, and including <br />768 storage of related boating and water -oriented sporting <br />769 equipment, may occupy an area up to 400 square feet <br />770 provided the maximum width of the structure is 20 feet as <br />771 measured parallel to the configuration of the shoreline. <br />772 <br />773 I e3. Stairways, lifts, and landings. Stairways and lifts are the preferred <br />774 alternative to major topographic alterations for achieving access up <br />775 and down bluffs and steep slopes to shore areas. Stairways and lifts <br />776 must meet the following design requirements: <br />777 i. Stairways and lifts must not exceed four feet in width on <br />778 residential lots. Wider stairways may be used for commercial <br />779 properties, public open -space recreational properties, and <br />780 planned unit developments; <br />781 ii. Landings for stairways and lifts on residential lots must not <br />782 exceed 32 square feet in area. Landings larger than 32 <br />783 square feet may be used for commercial properties, public <br />784 open -space recreational properties, and planned unit <br />785 developments; <br />786 iii. Canopies or roofs are not allowed on stairways, lifts, or <br />787 landings; <br />22 <br />
