Standards <br />Public Realm/Streetscape Signs <br />The pedestrian oriented nature of The COR requires unique signage the will build on the design concepts <br />for The COR. These types of signs in include banner signs on the streetlights, kiosks, street signs, <br />wayfinding signs, signage for public parking ramps, etc. As the design concept for The COR has been <br />refined, so has the signage plan. Thc COR development manager shall develop standards for these' <br />public realm sigri i KAI of thc Master Sior. PI:r.. Tk.c Master Sior. Pl4r,4iII be incorporated by <br />reference and may bc updated from timc to timc. Such signagc shall bc allowed on public spaces as, <br />needed to provide information and wayfinding. No advertising shall bc allowed on Public <br />Rcvlm/Streetscape Signs except for community events.The Master Sign Plan is included as Appendix B. <br />Size, location, and construction specifications of these signs shall be determined by the Master Sign <br />Plan, which must be approved by the City Council, after a recommendation by the Planning Commission. <br />Careful foresight has been given to size of signs based on needs of the adjacent roadways in order to <br />maintain adequate safety standards that may otherwise be compromised by poor design. Roadways <br />with higher speeds warrant larger lettering to maintain safe travel. <br />Community and Gateway signs <br />Community signs include are planned to include three (3) signs on Highway 10, as shown on the Signage <br />Plan (see Figure 6: Signage Plan). The signs include the existing Community Sign near the future transit <br />plaza, the sign at the northwest corner of Highway 10 and Ramsey Boulevard and the planned sign at <br />the northwest corner of Highway 10 and Armstrong Boulevard. <br />Gateway signs are planned at multiple locations at entrances to The COR from maior roadways. as <br />shown on the Signage Plan. General gateway signs may identify The COR only. Retail Gateway signs may <br />include provisions for off -premise. tenant sign panels. <br />These off -site signs, part of a unified development, are allowed as shown on the signage plan and shall <br />have consistent materials and colors. Thc Master Sian Plan aki/2. include standards for which <br />tanantia 11 h^ allowed on the community signs.Community and Gateway Signs shall conform to the <br />design of the Master Sign Plan. Tenants within the unified development shall be allowed to utilize tenant <br />panels on the Community and Retail Gateway Signs. <br />Amendments to the Master Sign Plan and Approved Community Signs. As the Master Sign Plan is <br />adopted as part of the zoning ordinance. and has the effect of being a zoning ordinances. amendments <br />to the Master Sign Plan must be processed by Ordinance and approved by City Council after review and <br />recommendation by the Planning Commission. <br />Design Framework - The COR Page 33 <br />February September 28, 2012 <br />
