Staff attempted to notify residents within 700 feet of the Subject Property. <br /> <br />Observations: <br /> <br />The property consists of approximately 11.31 acres and is proposed to be platted into 1 lot for the <br />32 rental units and 1 outlot for the wetland. <br /> <br />The proposed plat will derive one access from Sunwood Drive. <br />by a private driveway collector extending off of Sunwood Drive. <br />to T.H. #47. <br /> <br />The townhomes will be served <br />There will be no direct access <br /> <br />Wetlands are encumbered by a drainage and utility easement. <br /> <br />Grading and drainage will be addressed in detail as part of the site plan process. <br /> <br /> <br />
