CASE # <br /> <br />REQUEST FOR COMPREHENSIVE PLAN AMENDMENT; <br />CASE OF J.R. Land and Cattle Company <br /> By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />J.R. Land and Cattle Company has submitted an application for a comprehensive plan <br />amendment to change the land use designation for property located off of Alpine Drive on the <br />boarder of Elk River and Ramsey. The Applicant is requesting a lhnd use designation change <br />from Places to Shop to Places to Work. The comprehensive plan amendment, coupled with their <br />rezoning request, would allow the applicant to develop the property with Industrial uses. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site Location Map <br />b) General development plan for the subject property <br />c) Proposed Resolution authorizing submittal to Metropolitan Council <br /> <br />Notification: <br /> <br />State law requires that the City notify property owners within 350 feet. Staff sent notifications to <br />property owners within 350 feet of the subject property, <br /> <br />Observations: <br /> <br />J.R. Land and Cattle Company is asking for an amendment to the 2001 Comprehensive Plan to <br />allow for an industrial development on the subject property. The 2001 Comprehensive Plan <br />designates the subject property as Places to Shop which would allow for commercial or retail <br />type of businesses to develop on the property. <br /> <br />The Planning Commission reviewed several amendments to the 2001 Comprehensive Plan on <br />January 24, 2002; one of the amendments included changing the subject property from places to <br />shop to places to work. The Planning Commission will be making a recommendation to the City <br />Council regarding the requested amendments during the February Planning Commission <br />meeting. The City Council will be reviewing the recommendation by the Planning Commission <br />at the February 26, 2002 City Council meeting. The Comprehensive Plan Amendment request <br />by J.R. Land and Cattle Company will also be reviewed by the City Council on February 26, <br />2002. The applicant has chosen to proceed with the Comprehensive Plan Amendment <br />application in the event that the amendments to the 2001 Comprehensive Plan are held up for any <br />reason during the process. <br /> <br /> <br />
