REQUEST TO REZONE PROPERTY FROM B-1 BUSINESS TO INDUSTRIAL: <br />CASE OF J.R. LAND AND CATTLE COMPANY <br /> By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />J.R. Land and Cattle Company has submitted an application to rezone certain property <br />located northwest of Alpine Drive and north of State Highway #10 from B-1 Business to <br />Industrial. The rezoning would allow the applicant to develop the property with light <br />manufacturing businesses. <br /> <br />The following items are enclosed for your information: <br /> <br />1. Site location map <br />2. Proposed Preliminary Plat <br />3. Proposed findings of fact <br /> <br />Notification: <br /> <br />State Law requires that the City notify property owners within 350 feet of the subject <br />property. Staff notified property owners located within 350 feet of the subject property <br />of the proposed rezoning. <br /> <br />Observation: <br /> <br />J.R. Land and Cattle Company is requesting that the City rezone approximately 17.29 <br />acres from B-1 Business to Industrial. Property to the north is zoned PUD Planned Unit <br />Development (Northfork residential development), property to the south is zoned B-1 <br />Business and the subject property abuts the Elk River and Ramsey boarder. Rezoning the <br />property would allow for manufacturing and warehouse facilities to be developed on the <br />property. <br /> <br />The 2001 Comprehensive Plan identifies this are for commercial/retail uses and therefore <br />a Comprehensive Plan Amendment will be required. The City received the required <br />Comprehensive Plan Amendment application on January 15, 2002. The Planning <br />Commission will be reviewing the amendment application in conjunction with the <br />rezoning request during the February Planning Commission meeting. <br /> <br />Recommendation: <br /> <br />Staff recommends approval of the rezoning request. <br /> <br /> <br />
