CASE #: 3 <br /> <br />REQUEST FOR PRELIMINARY PLAT REVIEW <br />CASE OF EVERGREEN POINT TOWNHOMES <br />By: Patrick Trudgeon, Principal Planner <br /> <br />Background: <br /> <br />Edina Development has submitted the preliminary plat for Evergreen Point Townhomes; a 112- <br />unit townhome development on the northwest comer of Alpine Dr. and State Hwy. 47. The <br />property was recently rezoned to R3-U to allow for a townhouse development. After meeting <br />with City Staff, the applicant will be redrawing the plat to better conform to City ordinances and <br />policies. There is no action that will be needed by the Planning Commission at this time. <br /> <br />Notification: <br /> <br />A public hearing is required as part of the preliminary plat review process. Notice of the public <br />hearing was sent to property owners within 700 feet of the subject property. Upon determination <br />that the preliminary plat was not ready for consideration by the Planning Commission, staff sent <br />out cancellation notices to the property owners within 700 feet. <br /> <br />Recommendation: <br /> <br />Staff recommends no action by taken at this time.
