REQUEST FOR SITE PLAN REVIEW OF <br />CONCRETE MASONRY UNLIMITED INC. <br />CASE OF BRETT POMERLEAU <br /> By: Megan Wald, Associate Planner <br /> <br />CASE <br /> <br />Background: <br /> <br />The City reviewed and approved a site plan on October 24, 2002 for Concrete Masonry <br />Unlimited. The applicant did not initiate construction of the proposed structure within one-year <br />of City Council approval, therefore site plan approval has expired. <br /> <br />The City has received a site plan from Concrete Masonry Unlimited proposing to construct an <br />8,669 square foot office and warehouse facility. The area is generally located north of State <br />Highway # 10 and Boilermakers on 153ra Ave. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated March 29, 2002 <br /> <br />Notification: <br /> <br />Site plans are not required to be subjected to a public hearing. <br /> <br />Observations: <br /> <br />The site is zoned B-1 Business, office facilities are a permitted use. Warehousing facilities are <br />not a permitted use in a B-1 Business district. Concrete Masonry Unlimited received a <br />Conditional Use Permit to establish warehousing activities in a B~I Business district in March of <br />1998. <br /> <br />The proposed building includes an office area of 1,364 square feet and 7,305 square feet of <br />warehousing space. The structure meets all Bol Business setbacks requirements and is in <br />compliance with the 35% lot coverage restriction. The site plan proposes to have one (1) access <br />point from Alpine Drive. <br /> <br />The exterior building materials are proposed to consist of concrete masonry block and vinyl <br />siding with an asphalt single roof. The proposed siding deviates from the B-1 Business district <br />architectural standards and will need City Council approval. <br /> <br /> <br />
