Staff sent notification to property owners within 350 feet of the subject <br />property. <br /> <br />Observations: <br /> <br />The area to be platted is approximately 9.75 acres in size and is zoned Industrial. The <br />25eliminary plat is proposing to plat four lots ranging in size from 1.3 acres to 4.2 acres. -~dl four <br />lots meet the m~fii--mum-'-IT-acre lot size and 200-foot lot width requirement established in the <br />Industrial district. The site currently contains the development of Sunfish Plaza_phase I and II: a <br />multi-tenant facili~at provides space for business and warehouse users. Platting the proe~ <br />will allow for two additional users to develop on the subject property. <br /> <br />The site is deriving access from lVlcKinlev Street and SumSsh..Lake Boutevard_._._____.~,Lot 3 does not <br />have ,public street access and therefore will need to obtain an access easement that will be <br />re~-~-'orded at ,amoka Counry~ ~ ~ ~ ~ ~j ~ ~ F-',o~ <br /> <br />Staff is recommending that a drainage and utility easement along the common boundary line of <br />Lots 3 and 4 be extended to the northern boundary line of the plat to provide for a future ponding <br />outlet for the property to the north (former Mate Punch & Die property). 5[7 <br /> <br />A pen-nit from the Lower Rum R/ver Water Management Organization has been obtained for the <br />subject project area. <br /> <br />45 <br /> <br /> <br />
