CASE #: ~ <br /> <br />REQUEST FOR SKETCH PL,~N APPROVAL OF LONGFIELD LOT SPLIT <br />CASE OF ROBERT LONGFIELD <br /> By: Patrick Trudgeon, Principal Planner <br /> <br />Background: <br /> <br />Robert Longfield McDonald is requesting sketch plan approval to create a new lot from his <br />existing 10 acre parcel located on 177~ Ave. The applicant is requesting to create a new 2.1 acre <br />parcel and keep the existing homestead on 7.9 acres. The applicant is also requesting a variance <br />from the current 4 in 40 density restriction and mimmum lot size of 10 acres. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Sketch plan <br />c) City Staff review letter dated May 30, 2002 <br /> <br />Notification: <br /> <br />The plat is a minor subdivision and is not subjected to a public hearing. <br /> <br />Observations: <br /> <br />Mr. Longfeld currently owns a 10-acre parcel that receives access from 177~ Ave. The m/nor <br />subdivision is not in conformance with 4 un/ts in 40 acres density, restrictions nor the required <br />minimum lot size. lVlr. Longfield has applied for a variance from these regulations. Staff is <br />recommending that the variances be denied. If the Board of Adjustment does deny the variance, <br />the minor subdivision will not be in conformance with the City Ordinances and will need to be <br />denied. <br /> <br />However, in the event that the variances are approved~ staff has reviewed the minor subdivision <br />for conformance with other City Ordinances. <br /> <br />City, Ordinances require that newly created and existing lots have 200 feet of frontage on a public <br />road. Lot 2, Block 1 (the existing homestead) will only have 185 feet of road frontage under the <br />existing configuration. The new lot will meet the 200-foot width requirement. <br /> <br />City Ordinances also require that the arrangement of streets in new subdivisions shall make <br />provisions for the continuation of existing and future streets into adjoining areas. The proposed <br />minor subdivision does not show the continuation of the e,'dsting 177th Ave. right-of-way to the <br />eastern border of the applicant's property. Staff will require that 66 feet of fight-of-way be <br />dedicated as part of the subdivision all the way to the eastern edge of b/Ir. Longfield's property. <br /> <br />The plat will be reviewed for park dedication and trail dedication requirements at a future Park <br />Commission meeting. <br /> <br />$§ <br /> <br /> <br />
