Norman, City Administrator <br />CITY OF RAMSEY <br />15153 Nowthen Boulevard NW <br />Ramsey, Minnesota 55303 <br /> <br />Dear Mr. Norman: <br /> <br />In response to your request, we have prepared a work program to conduct market analysis for the <br />commercial area at the intersection of TH-47 and Industrial Avenue. The objectives of this <br />engagement are to: <br /> <br /> Evaluate the commercial area. <br /> <br /> Identify competitive shopping areas. <br /> <br />· Delineate the commercial area's trade area and estimate future residential households <br /> for 2005, 2010, 2015 and 2020. <br /> <br />· Estimate demand for retail, service and office uses of the commercial area. <br /> <br />· Identify those retail, service and office uses that are consistent with the commercial <br /> area's location and trade area. <br /> <br />The work program described below is designed to evaluate the market potential for the TH-47 <br />and Industrial Avenue commercial area. <br /> <br />WORK PROGRAM <br /> <br />The work program outlined below is designed to fulfill the above objectives. Specific work tasks <br />include: <br /> <br />Site Evaluation <br /> <br />Business establishments in the TH-47 and Industrial Avenue retail area will be <br />categorized by type.
