PLANTS N THINGS/HUNTER INVESTMENT REDEVELOPMENT PROJECT
By: Megan Wald, Associate Planner

Background:

As you may recall, Staff has been discussing with the EDA potential redevelopment of Plants n
Things/Hunter Investment property located east of Sunfish Lake Blvd. and north of Highway
#10. Due to the possible realignment of Highway #10, Staff was directed to revisit appropriate
incentive packages and development plans for the project area.

Observations:

Staff met with Larry Hickman in March to discuss redevelopment plans for Plants n Things. Mr.
Hickman stated that he is interested in constructing a 30,000 square foot building and would like
to keep two of the existing buildings on the subject property (the farmhouse and a metal
accessory building).

Bob Dillon, one of the controlling panners of the subject property, is still interested in selling the
property. This area may be a prime location to construct a facility similar to Sunfish Commons
located to the west of Sunfish Lake Blvd. Staff has learned that Walgreen's is interested in
locating in the City of Ramsey and the comer of Sunfish Lake Blvd. and Highway #10 is a
desirable location. The construction of Walgreen's may be nicely complimented by the
construction of a multi-tenant retail facility.

Recommendation:

Staff would like to discuss with the EDA the possibility of the City purchasing the subject
property in order to facilitate high quality redevelopment.

Review Checklist:

City Administrator, Jim Norman
TIF Specialist, Sean Sullivan
Community Development Director

EDA: 5.13.02
