PLANTS N THINGS/HUNTER INVESTMENT REDEVELOPMENT PROJECT <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />As you may recall, Staff has been discussing with the EDA potential redevelopment of Plants n <br />Things/Hunter Investment property located east of Sunfish Lake Blvd. and north of Highway <br />#10. Due to the possible realignment of Highway #10, Staff was directed to revisit appropriate <br />incentive packages and development plans for the project area. <br /> <br />Observations: <br /> <br />Staff met with Larry Hickman in March to discuss redevelopment plans for Plants n Things. Mr. <br />Hickman stated that he is interested in constructing a 30,000 square foot building and~would like <br />to keep two of the existing buildings on the subject property (the farmhouse and a metal <br />accessory building). <br /> <br />This area may be a prime location to construct a facility similar to Sunfish Commons located to <br />the west of Sunfish Lake Blvd. Staff has learned that Walgreen's is interested in locating in the <br />City of Ramsey and the corner of Sunfish Lake Blvd. and Highway #10 is a desirable location. <br />The construction of Walgreen's may be nicely complimented by the construction of a multi- <br />tenant retail facility. Staff has further learned that the partnership involved with the construction <br />of Sunfish Commons is interested in facilitating a copycat retail complex on the east comer of <br />Sunfish Lake Blvd. and Highway #10. <br /> <br />Staff discussed with the City Council at a work session, Mr. Hickman's Plants n Things <br />redevelopment intentions and the interest by the partnership of Sunfish Commons to construct an <br />identical multi-tenant retail complex on the east corner of Sunfish Lake Blvd. and Highway #10. <br />The City Council directed staff to begin negotiating with Mr. Hickman for the purchase of the <br />subject property in order to facilitate a higher quality development.
