Darkenwald (western Alpine Drive) Project
By: James E. Norman, City Administrator

Background:

Staff discussed the property owned by Darkenwald, which is located immediately to the
east of the Elk River boundary, north of Highway #10. During the September EDA
meeting, staff discussed the possibility of a mechanical company building a new facility
of the property. Staff has learned that a second retail and a retail/warehouse operation is
also interested in building on the project site. The EDA recommended that City Council
authorize staff to begin negotiations with the property owner adjacent to Highway #10.

Staff has been in contact with Park RV and has learned that the property owner is not
interested in sale of the property. In order to bring about a comprehensive approach to
the development of the area discussed in this case, redevelopment of the underutilized
properties that front State Highway #10 would be necessary.

EDA Action:

Recommend condemnation of Park RV as part of the western Alpine Drive project.

Review Checklist:

Community Development Assistant
TIF Specialist

EDA: 10.8.01
