Economic,,Develor~ent <br /> <br />Mr. Hardin was not yet present. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Howell to table Case <br />#1 until Mr. Hardin arrives at this Planning and Zoning Meeting. <br /> <br />Motion carried. Absent: Commissioner <br /> <br />For Preliminary P.U.D.. _Devalor~aent Plan ADDr0¥~] And <br /> <br />Mr. Rick Foster and Mr. Lyle McLaughlin were present. <br /> <br />Commission proceeded to review items contained in City Engineer letter dated <br />March 12, 1986. In response to those items, Mr. Rick Foster made the following <br />comments: <br /> <br />Other than 180' of strips hopping center and a car wash, definite use <br />of the balance of building space is not known. Proposed uses will be <br />brought back to Planning and Zoning and City Council for <br />consideration. <br /> <br />b. With respect to the open space provision, in the original River's Bend <br /> Plat 65 acres was deeded to the City in lieu of any park dedication. <br /> <br />c. NO building height will exceed 24'. <br /> <br />dm <br /> <br />~he developer is agreeable to DNR's recommendation for a 2-year, 24 <br />hour rainfall runoff ponding area; drainage along Hwy. #47 easement <br />will be taken care of with piping. <br /> <br />eg <br /> <br />Regarding exceeding the 30% impervious surface requirement, the <br />developer has the option to apply for a variance to impervious surface <br />provided adequate stormwater treatment occurs. <br /> <br />~he proposed parking area (240 spaces) does not meet City Code <br />requirement (283); future expansion area for parking (80 spaces) has <br />been provided for. <br /> <br />g. ~he recommendation to shift the south runway to the east should be <br /> coordinated with Anoka County Engineers. <br /> <br />h.
