CASE #2 <br /> <br />REQUEST FOR <br /> FRONT <br /> <br /> A VARIANCE FROM THOROUGHFARE SET-BACK AND <br />YARD SET.BACK; CASE OF MR. DAVID HAIDER <br /> By: Sylvia Frolik, Planning Assistant <br /> <br />Background: <br /> <br />Mr. David Haider, 17745 Nowthen Boulevard N.W. is requesting a variance to conswact a <br />24' by 32' accessory structure closer to the front property line than the principal structure. <br />The accessory structure would also encroach the 110' thoroughfare setback by 30'. There <br />is currently no garage existing on the site as the homeowner previous to Mr. David Haider <br />convened the tuck-under garage into family living space. <br /> <br />Observations: <br /> <br />Mr. David Haider has indicated, and City Building Official Glyn Huff has confirmed, that <br />the buildable area on the subject property is significantly restricted by wetlands, heavy tree <br />growth and uneven topography. To build the accessory structure to the rear of the home <br />would require a great deal of excavation and removal of mature trees. To construct the <br />accessory structure in the front yard without additional removal of mature trees would <br />require encroaching 30' into the 110' setback from Nowthen Boulevard. <br /> <br />The following items are enclosed for your information: <br /> <br />A) Application <br />B) Site Location Map <br />C) Public Hearing Notice <br />D) Properties Notified <br />E) Certificate of Survey <br />F) Site Plan <br />G) Proposed Findings of Fact <br />H) Proposed Variance <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the request for a variance. <br /> <br />Board of Adjustment Action: <br /> <br />Motion to adopt Findings of Fact relating to Mr. David Haider's request for a <br />variance from thoroughfare setback requirements and front yard setback requirements. <br /> <br />Motion to approve/deny Mr. David Haider's request for a variance. <br /> <br />Review Checklist: <br /> <br />City Administrator <br />City Attorney <br />City Engineer <br />Community Development Director <br />Building Official <br /> <br /> Chief of Police <br /> Finance Officer <br /> Planning & Zoning Commission <br />X Park & Recreation Commission <br />X Planning Assistant X <br /> <br /> <br />
