· CASE #2: <br /> <br />REQUEST FOR A VARIANCE FROM THOROUGHFARE SETBACK <br /> REQUIREMENTS; CASE OF MATE PUNCH AND DIE, <br /> MR. NILS SUNDQUIST <br /> <br />Background: <br /> <br />Mr. Nils Sundquist is proposing a 49,000 square foot expansion to the Mate Punch and Die facility <br />located at 6400 Industry Avenue N.W. The existing facility was constructed on the property in <br />1969. Subsequent to that, Sunfish Lake Blvd. N.W. was upgraded to County standards in 1973 <br />which required the acquisition of additional right-of-way. As a result, the existing facility is <br />currently located 85 feet from the centerline of Sunfish Lake Blvd. City Code requires a structure <br />setback of 110 feet from thoroughfares and therefore the existing facility would be considered a <br />non-conforming structure. The proposed expansion to Mate Punch and Die is an extension of the <br />dimensions of the existing structure and would also have an 85 foot setback from Sunfish Lake <br />Blvd. City Code requires obtaining a variance to expand upon a non-conforming structure. <br /> <br />Observations: <br /> <br />In reviewing the site plan, it also appears that the northeast comer of the existing Mate Punch and <br />Die facility encroaches the 110 foot setback from Indusn'y Blvd. N.W. by approximately 20 feet. <br />Again, this situation is the result of upgrading Industry Blvd. to County standards after the facility <br />was constructed. For the record, the City should also document for Mate Punch and Die's benefit <br />that a variance is granted to the thoroughfare setback on Industry Blvd. N.W. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site Plan <br />c) Proposed findings of fact <br />d) Proposed variance <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the request for a variance from thoroughfare setback <br />requirements. <br /> <br />Board Action: <br /> <br />Motion to: <br />Adopt Findings of Fact ~ relating to Mate Punch and Die's request for a variance from <br />thoroughfare setback requirements. <br /> <br />Motion to: <br />Approve/Deny the request of Mate Punch and Die for a variance from thoroughfare setback <br />requirements. <br /> <br />Review Checklist: <br /> <br />City Adminisu'ator <br />City Attorney <br />City Engineer <br />Community Development Director <br /> <br /> Chief of Police <br /> Finance Officer <br />X Planning & Zoning Commission <br />X Building Official , X <br /> <br /> <br />
