Subd. 4 &C,C~33d,~ <br /> <br />Subd. 5 <br /> <br />Subd. 6 <br /> <br />The following are considered accessory uses: <br /> <br />Uses customary with and incidental to the principal use are <br />permitted, but shall not exceed thirty (30) percent of the gross <br />floor area of the principal use. <br /> <br />Minimum Lot Size <br /> <br />B. <br /> <br />C <br /> <br />A lot area of not less than one-half (.5) acre is required. <br /> <br />A lot width of not less than seventy-five (75) feet abutting a <br />public right-of-way is required. <br /> <br />A lot depth of not less than one hundred and fifty (150) feet is <br />required. <br /> <br />Do <br /> <br />A minimum of ten (10) percent of the total lot area shall be <br />reserved for landscaping use. Such landscaping shall conform in <br />design and appearance to other sections of this chapter as <br />approved by the Planning Commission. <br /> <br />Front Side and Rear Yard reauirements <br /> <br />Front yard: There shall be a front yard having a depth of not less <br />than twenty-five (25) feet between buildings and the street <br />right-of-way line devoted exclusively to landscaping except for <br />necessary points of access. <br /> <br />No building shall be erected closer than thirty (30) feet to the <br />right-of-way line of any state highway, major, or secondary <br />thoroughfare. <br /> <br />Side yard: There shall be two side yards, one on each side of any <br />building, each of a width of not less than twenty (20) feet, except <br />that where the district abuts or adjoins a residence district, the <br />side yard width shall not be less than fifty feet. <br /> <br />Rear yard: There shall be a rear yard having a depth of not less <br />than thirty (30) feet, except that where the district abuts or <br />adjoins a residential district, there shall be a rear yard of not <br />less than fifty (50) feet. <br /> <br />F_ <br /> <br />No building shall be erected closer than fifty (50) feet to any lot <br />line adjacent to a residential district. The areas between buildings <br />and streets or lot lines shall be landscaped as buffer strips planted <br />with grass, shrubs, and trees and shall be continuously maintained <br />by the property owner in a sightly manner. Additionally, or in the <br />alternative, the City may require a fence, with a finished side out, <br />to screen the property from view from the residential district. <br /> <br />4 <br /> <br /> <br />
