31.08 <br /> <br />STORAGE/REFUS~ FACILITIES <br /> <br />There shall be no outdoor storage of any kind within this <br />district. <br /> <br />For purposes of this zoning district, car, vans and pick-up <br />trucks parked outside and used by employees and/or visitors <br />in the normal course of the business operation will not be <br />construed to be outdoor storage. Further, outside parked <br />trucks and semi-trailers used in the normal business' com- <br />merce will not be construed to be outdoor storage provided <br />a) total number of trucks and semi-trailers does not exceed <br />the number of docks and/or bay doors; and b) such use is not <br />construed as an operation listed as a conditional use in any <br />industrial zone. <br /> <br />(b) <br /> <br />(d) <br /> <br />31.09 LIGHTING <br /> <br />(a) <br /> <br />(c) <br /> <br />Refuse facilities shall be located only in the side yards or <br />rear yards except when such yard is adjacent to 1-35W, or <br />any collector/arterial street as designated in the City's <br />Transportation Plan. Such facilities must be constructed of <br />coarse concrete block and contain exterior surfacing as <br />constructed on the principal building(s). If refuse facili- <br />ty entrance is visible from public view such as from parking <br />lots or street, such facilities shall have gates constructed <br />of wood, utilizing 2X4 construction and iX& board-on-board <br />slats as a minimum. <br /> <br />There shall be no detached silos, storage tanks, storage bin <br />containers or similar detached structures within this dis- <br />trict. <br /> <br />All attached silos, storage tanks, storage bin containers or <br />similar attached structures shall have screening approved by <br />the Community Development Director. Such screening shall be <br />a minimum of a six (6) foot high wall constructed of similar <br />exterior materiais of the building and such structures shall <br />be painted similar to the building. <br /> <br />Lighting shall not be directed onto another lot or obscure <br />driver's vision on public streets. <br /> <br />No lighting fixture shall create more than four (&) foot <br />candles of light density at the property line. <br /> <br />No freestanding light fixture shall be higher than 40 feet. <br />Such fixtures shall be approved by the Community Development <br />Department to assure design compatibility with principal <br />building(s) and the adjacent industrial uses. <br /> <br />3!-5 <br /> <br /> <br />
