A zero lot line development shall be allowed <br />shared driveway designs provided a driveway agreement shall be <br />maintained and approved by the City Attorney. <br /> <br />(5) <br /> <br />Lot split approval. A zero lot line development shall require a <br />waiver of platting (lot split approval) by the City. <br /> <br />31.093 ARCHITECTURAL CONTROL <br /> <br />(a) <br /> <br />All buildings erected shall be a type of construction as <br />defined in the Uniform Building Code, except Type V. <br /> <br />(b) <br /> <br />Any building shall be constructed so that all e×terior sides <br />shall be surfaced equivalent to the front building elevation <br />as determined by the Zoning Administrator. <br /> <br />(c) <br /> <br />Exterior wall surfaces of all buildings shall be primarily <br />faced with brick, stone, pre-cast panel, cast-in-place pan- <br />el, architectural concrete in combination with other .permit- <br />ted materials, or glass. <br /> <br />Use of modern metal paneling materials or its equivalent <br />shall be considered for exterior wall surfaces provided such <br />materials are used in conjunction with.other materials list- <br />ed above. Use of modern metal paneling materials or its <br />equivalent shall not exceed 35% of any individual wall sur- <br />face. <br /> <br />(d) <br /> <br />The building design should exhibit architectural control <br />which seeks to be creative and maximize building lines, <br />shades, and angles to maximize architectural uniqueness. <br /> <br />In addition, the City is desirous of such building design <br />which will enhance energy conservation and attempt to use <br />active or passive solar design. <br /> <br />(e) <br /> <br />All building design and exterior wall surface materials <br />shall be reviewed and approved by the Zoning Administrator. <br /> <br />31.094 SITE PLAN <br /> <br />(a) <br /> <br />Site plan approval shall be obtained from the Community <br />Development Department as required under Section 33.07. <br /> <br />31-7 <br /> <br /> <br />
