Abutting R1R, R1U, or R2U district Use <br /> Nonresidential off street parking <br /> and driveways .......................... 20 feet <br /> Schools, public or semi-public <br /> buildings ................................. 40 feet <br /> Industrial uses ............................60 feet <br /> <br /> SubcL 4. Storage. Garbage receptacles, refuse areas must be in <br />rear or side yard and must be screened from public view. <br /> <br />No exterior storage shall be allowed if the property abuts an R1R, R1U, or R2U <br />district. Where the property does not abut such a district, all exterior storage <br />shall be screened with the exception of: <br /> <br />a. merchandise displayed for sale; <br /> <br />b. materials and equipment presently being used for <br /> construction on the premises; and <br /> <br /> c. merchandise located on service station pump islands. <br /> <br /> Subc% 5. Landscaping. All industrial uses shall provide a <br />landscaped area along all streets and areas separating industrial from <br />residential use. This shall be kept clear of ail structures, storage, and off- <br />street parking. Where any industrial use is adjacent to a residential use, the <br />business use shall provide screening and a minimum of a forty (40) foot wide <br />landscaped yard along the boundary of the residential property. Where an <br />industrial use is across the street from a residential use, the industrial use <br />shall provided a minimum of twenty (20) feet of landscaped yard between the <br />street and the structure or parking area. Except for driveways, this area <br />shall extend along both streets in the case of a corner lot. <br /> <br />All structures, required landscaping and fences shall be maintained so as not <br />to be unsightly to adjoining areas. <br /> <br /> Subd. 6. Screening. Where any industrial use is adjacent to <br />residentially zoned/used property, there shall be screening provided along the <br />residential property. Screening shall also be provided where an industry or <br />parking lot is across the street from a residential zone (but not on that side of <br />the industry considered to be the front). Screening shall consist of one or <br />more of the following: <br /> <br />a. shrubs; <br /> <br />b. berms; <br /> <br />c. trees. <br /> <br />Screening shall be provided such that the industrial use is partially <br />obstructed from view from the residentially used or zoned property. <br /> <br />Screening shall be not less than five feet high, except that all screening within <br />20 feet of any driveway of street right-of-way shall be less than 36 inches in <br /> <br />Beta Draft Ramsey City Code <br /> <br />Page 283 <br /> <br /> <br />
