Hakanson
Anderson
Assoc., Inc.

/ E E VED
D;C 2 7 1989

............

Engineers, Surveyors &
Landscape Architects

December 27, 1989

Mr. Gerald Zimmerman, Chairman
Ramsey Planning-& Zoning Commission
city of Ramsey
15153 Nowthen Blvd. N.W.
Ramsey, MN 55303

Re:

Sketch Plan Review of
Hauser Addition

Dear Mr. Zimmerman:

We have reviewed the above referenced sketch plan which is located
in the B-1 Business rural service area of the City.

Following is a list of comments resulting from our view of this
sketch plan:

The proposed plat is a replat of Lot 1, Block 1, Hy-10 Ramsey
and consists of three lots. One lot is a 2.5 acre lot, one
is 1.28 acre lot and a third lot is a 0.50 acre lot. The
minimum lot size in the B-1 district is 0.50 acre. The sketch
plan shows that the lots will be industrial. Therefore,
rezoning' will be required. Also the minimum lot size for
industrial zones is one acre.

Access to the existing Brooks Superette will be from Co. Rd.
83. Access to Lots 1 and 2 will be from 146th Avenue N.W.

Anoka County maintains Co. Rd. 83 and 146th Avenue N.W. is a
City street which was upgraded to City standards at the time
Hy-10 Ramsey was platted. Therefore, no improvements are
required with the exception of seal coating 146th Avenue N.W.

Based on the Anoka County Soil Survey, the soils in the plat
are Hubbard coarse sands. Therefore, adequate Class I soils
are available for each lot.

2Z2Monroe Street
Anoka, Minneso~ 55303

612/427-5860

Fax 612/427-3401

Eugene J.
