The <br />proposed sketch plan indicates development at an urban density with <br />27 residential lots and one commercial lot of approximately one <br />acre. <br /> <br />The park dedication requirements at the proposed density is for 10% <br />of the land or cash in lieu of. Review of the trail and parks map <br />indicates that no land is proposed for parks use in this <br />development. We, therefore, recommend that park requirements be <br />met in cash. <br /> <br />The cash requirement is the greater of 10% of the fair market value <br />of the residential property or $500 per unit. The parks <br />requirement is 5% of the fair market value of commercial property. <br /> <br />At an estimated value of $4,000/acre for approximately one acre of <br />commercial, the parks requirement is $200.00. The residential <br />requirement for 27 units at $500.00 per unit is $13,500.
