I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I

southerly of the 1000 foot line and extending to the Mississippi
River shore are zoned R-1U or R-1R Residential. The Westerly
portion of the property is scheduled to be zoned as a continuation
of the same R-1U districts. The Metropolitan Urban Service Area
(MUSA) line is in the process of being amended which assures this
zoning.

Park and Open Space requirements were amended into the city Code by
Ordinance 89-17 as Sec. 170.06 which establishes standards for the
dedication of park and open space land in the subdivision of
property.

CRITICAL RIVER OVERLAY DISTRICT

The Mississippi River Critical Area has been adopted which
establishes certain development limitations within the District.
Such regulations become higher standards than the Zoning Ordinance.

Trail corridor right-of-way land is to be provided to the City
within the Critical Area District as established by Ordinance 88-
11. Based on this Ordinance and the Critical Area boundary, (see
Zoning Map), there is great flexibility in trail location. The
City has a Trail Corridor map which suggests Trail widths and
location.
