I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />NORTHFORK PARK AND TRAIL ADDITIONS <br /> NORTHFORK PUD <br /> By: Merland Otto <br /> <br />CASE #~Z <br /> <br />Background/Observations: <br /> <br />At the Park and Recreation Commissioner's May 10, 1990 meeting, we <br />reviewed possible trail alignments through Northfork between Lake <br />Itasca and the north property line. As you may recall, the <br />consensus was to shift the trail as far east as possible through <br />the north end to minimize interference with future recreational <br />development desired by the homeowners. <br /> <br />The subdivision titled Northfork Trail Addition defines this <br />alignment. The alignment was based on site visit(s) with Dennis <br />Peck (Northfork, Inc.), Kathy May (Homeowners Association), <br />Northfork, Inc.'s surveyor and myself. To the extent possible, it <br />is placed to the east while taking advantage of higher ground. <br /> <br />The alignment was approved in concept at your May 10, 1990 meeting. <br /> <br />The subdivision of Northfork Park Addition creates a park of <br />approximately five acres which will be deeded to the Homeowners <br />Association. The Homeowners Association will be responsible for <br />development, maintenance, insurance and all other associated costs <br />as a part of their open space program. The remaining two-acre lot <br />is a replat of an earlier plat for which park dedication has been <br />previously agreed upon. <br /> <br />The attached July 25, 1990 letter from Northfork's Dennis Peck <br />outlines some of the concerns and details with the proposed minor <br />subdivisions. <br /> <br />In short, these are: <br /> <br />Dedication of private open space as outlots would not <br />necessarily prohibit recreational structures on the outlots. <br /> <br />Vehicular access to Outlot A which would need to cross the <br />trail at an undetermined location(s). <br /> <br />Construction techniques on trails which will minimize the <br />number of trees being removed, and concerns regarding oak <br />wilt. <br /> <br />Possible use of a portion of cash required or credit for <br />construction of trails by the developer. (Trails would be <br />constructed to City standards.) <br /> <br /> <br />
